INVESTMENT PROPERTY   =============================================
Should you buy a house, then rent it out? When are you starting to
make money? What about taxes and other expenses?

The first page will ask a lot of input. If you do NOT have all the
required info, it is suggested you do a PRINTSCREEN followed by a
<CTRL>+Q to quit, then obtain the required info. Here is what's
required:

Monthly mortgage payment...... may include taxes, please deduct.
Yearly taxes.................. as established by town bylaws.

% value increase/yr........... what the house market foresees.

Length of configuration in years... forecast for how many years?

<ENTER> lets you continue. (Entering test will input
predetermined figures) Enter all fields. Do not use arrow-keys,
use <ENTER> to go to next. On completion page two will appear.

Page two first repeats the major inputs:
House price... full
Mortgage...... full
down.......... down payment
rent.......... monthly rent intake
Tax(Y)........ yearly taxes
Condo......... monthly payment
Marginal tx... marginal tax % on your total income

Followed by the broken down result of your inputs per year:
eoy1 outg/mo outg/yr rent/m rent/y year +- aft tx CUM
 1 2 3 4 5 6 7 8

Legend:
1=end of year 2=outgoing per month
3=outgoing per year 4=incoming rent per month
5=incoming rent per year 6=gain/loss this year
7=gain after income taxes 8=cumulative (YTD) income after taxes
                                Page 4

This is followed by the three line summary:
-Projected value of down payment.............. How much you could
have had, if the money would have stayed in the bank.
-Projected value of house at x% /year ........ What the house should
be worth then.
-Real gain/loss............................... How much you really
made or lost considering all feasible items such as: expenses, condo-
fee, net income (minus taxes on income), property taxes, loss of
possible gain from down payment (minus taxes you would have paid on
this gain), etc.

Entering Y for "any changes" lets you go back to page one with the
current entries. You may enter any changes or leave the entry as is
by pressing <ENTER>. Again, do not use the arrow keys.

Keep track of all by continuing to use <PRINT SCREEN>

To keep this info please do a PRINTSCREEN before answering Y to the
question ANY CHANGES y/n. Then you may continue from page one,
entering the new data. (The old date is automatically pushed to the
right at input of new date). To keep the old data press <ENTER>

RETIREMENT...when?   ==============================================
Program calculates how long an amount like RRSP, RRIF, or money in
the bank will last with continued investment and regular withdrawals.
It also calculates your Canada Pension Plan (CPP) payments for early
or late retirement, or at age 65, and with the 'break-even' date.

    >>> Note that a Registered Retirement Savings Plan (RRSP) and a
Registered Retirement Income Fund (RRIF) are Canadian Plans
in which the money grows without taxes. Income tax is charged
when money is taken out of these plans. Since the program's
configuration ignores all taxes, this option can be used for
any country with any currency. <<<

 1) ... How long will my own money (RRSP/RRIF/BANK) last

INPUT: Your total amount of money
                What interest rate you get

(inputting a 55 at the first question inserts predetermined amounts)

OUTPUT: When the original amount is depleted
A table showing depletion when drawing more or
less per months in steps of $ 200

 2) ... Early retirement
 3) ... Late retirement

INPUT: Monthly CPP payments per HEALTH AND WELFARE CANADA
                Your birth date

OUTPUT Tables showing decreased (2) payments for early
retirement and the "break-even point" (at which
time you start losing out)... and
                (3) how much more you get for retiring late and how
                this may benefit you.

TAX & TARIFF CALCULATOR  ============================================
Calculates up to four different taxes or tariffs for any sales price,
at any %, included or added on.

INPUT:
The original amount (price) to be calculated
The first tax/tariff % (added to the original amount)
The second tax/tariff % (added to the original amount) or <ENTER>
The third tax/tariff % (added to the original amount) |
The fourth tax/tariff % (added to the original amount) |
                                                              |
     ---------------which will calculate ----------------------
     |
The second tax/tariff % added to the first result
The third tax/tariff % added to the second result
The fourth tax/tariff % added to the third result

OUTPUT:
2 tables configured as above.
One with taxes/tariffs included in the original price, the
calculation is therefore backwards and arrives at the (lowest)
starting price to which each entry was added.
The other with taxes/tariffs added to the original amount, resulting
in a (higher) final price.
